Instructions

WHAT YOU NEED TO PROCESS YOUR APPLICATION

Thank you for making a application to lease a propertie managed by Primack Team Property Management.

In order to expedite the processing of your application please include the following items:

 

  • Applicant(s) must be able to prove their gross monthly income of a minimum of 2.5 times the monthly rent. This includes self-employed and tip-earning persons. Payroll stubs for W2 employees and W9 independent contractors must submit 2 months of checking account statements with application.

  • Applicant(s) is required to physically inspect premises, both interior and exterior, prior to submitting an application. If you are out of state, please ask a friend or relative to inspect the property prior to submitting an application.

  • Applicant(s) is required to submit a NON-REFUNDABLE APPLICATION FEE of $50 for all over 18 year old persons that will be living in the property older. Application fee must be paid in certified funds only or by credit card.

  • Applicant(s) is required to pay a SECURITY DEPOSIT, certified funds only, within 48 hours of approval, at which time a Lease Rental Agreement is executed. The property will stay on the market until the SECURITY DEPOSIT IS TIPICALLY PAID.

  • Standard security deposit is equal to one (1) month’s rent. It may be increased depending upon your length of employment and residency; rent to income ratio; credit; and payment history.

  • Upon security deposit acceptance, The property then will be removed from the market.

  • Security Deposit will be increased to $500 per pet, that is approved by owner.

  • Properties can be held for as many as two (2) weeks from date of approval with a paid security deposit. All funds due must be paid via certified funds only, payable to Americana LLC SDTA.

  • Prior to receiving keys, tenant must:                                                                              1) Provide proof that utilities have been switched into their name.                     2) Provide proof of renters insurance listing Americana LLC listed additional insured. You may have your insurance agent fax proof to 702-317-3857 or email it to debbie@primack.com prior to your occupancy.
