  5. Additional exposure through our KEY SAFE system allows us to monitor all showings of your lsiting. I will follow up with those agents and report their comments back to you. This communication helps sell properties quicker.

  7. Promote your property through tehh Multiple Listing Service for maximum exposure to other agents
  8. Pre-qualify, when possible, all prospective buyers
  9. Send "Just Listed" postcards to your neighborhood. Since your neighbors like their homes, maybe they have a friend or relative who would like to move into the same community.
  10. Your home will be showcased on www.realtor.com, because Primack Team is a member
  11. Prudential is the only real estate company tied in with www.yahoo.com
  12. Your property will be part of the 24 Hour Home Info System. The system records information about the property. When potential buyers call, the calls are forwarded to my cell phone for direct contact to them.
  13. Professional Virtual Tour of your property to enhance the presentation of your MLS Listing. It will be posted on all of the above websites.
  14. Customize a Full Color HOME HIGHLIGHT SHEET with photos designed specifically for your property to detail it's benefits to prospective buyers. They will be delievered to the display box on the FOR SALE sign as well as placed inside the property.

  16. We will suggest and advise you of any changes that might need to be made inside and outside of your property to make it more marketable to the buyer. "The way you live in a home and the way you sell your home are two different things."
  17. Constantly update you on the ever changing marketplace, in terms of home prices and time frame. Both aspects effect the sale of your proeprty.
  18. Hold "Open Houses" and Broker "Open Houses" when necessary.
  19. Advertise when necessary in a variety of areas offered thru the Prudential Advertising Options such as: Review Journal Prudential Americana monthly insert, Classifieds, Magazines, and more.
  20. Phone calls into the office are always forwarded to my cell phone. At Prudential, a live person receives the message and forwards it to me.
  21. Assist you in arranging interim financing, if necessary.
  22. Represent you & negotiate on your behalf all purchase agreements for the best possible price and terms for you.
  23. I order the appraisal, when necessary, and deliver your check to the new lender. Or, ask the buyer to pay for the appraisal up front, and you reimburse them at closing
  24. I arrange for the walk-thru inspection and property inspection
  25. I confirm that the Title Company has necessary documents to close escrow
  26. Handle all follow-up and keep you informed. after the contract has been accepted, follow up includes, but is not limited to:
    1. Communicate with the mortgage company to verify that the infomration about the Buyer is accurate
    2. Verify that the buyer is completing all requirements necessary to close, removing contingencies timely, depositing necessary closing funds, signing all paperwork, and ordering required homeowners insurance
    3. Review the preliminary title report and escrow instructions
    4. Review all closing procedures, paperwork, closing costs and that the net proceeds are prior toyou signing your closing docutments
  27. Accompany you to the Escrow Company for signatures, and review all documents.
  28. Coordinate the delivery of keys (Garage Door Opener, Gate Opener, Mailbox Keys, etc.) THIS IS WHERE EXPERIENCE IS THE KEY. It's one thing to sell a property, and another to get it closed and eliver your closing check
  29. Remind you to turn off the utilities (check out www.primack.com for utility information)
  30. Deliver you closing check to you
