What we do for you:
·  We are the conduit between Owners and Tenants.
  
· We keep you insulated from the day to day problems of property management.
  
·  We keep you informed monthly via email or snail mail with a monthly profit and loss statement including copies of all invoices for the month.
 
· We market and advertise your property via the internet with pictures on such programs as the Multiple Listing Service and Craig’s List, Primack Team's website, Realtor.com, Goggle and Yahoo. Prudential has an agreement with Yahoo for real estate in the Las Vegas area. Over 85% of persons looking for new homes look to the internet first.  We have found that print advertising does not work in this market. When Homeowners associations allow, we install a for lease sign in the yard and if allowed, we print 4 color flyers to promote the properties.  Sometimes properties lease before the flyers are completed.  We like that!
 
· If you are currently under contract with another company, with your written permission, we will coordinate the transfer for you.
 
· Recommend a competitive rent for your property based on comparables in your investment area.
 
· Screen and qualify tenants based on their credit report, background, and eviction record.  We also check for sex offenders.
 
· We are equipped to lease properties on a one year+, one year, six months, three months or one month basis depending upon your special requirements and situations.
 
· At Prudential Americana Group Realtors, we do have a trust account for your benefit. All monies are deposited into "Americana Trust Account". You will receive a check and an accounting statement monthly for the difference between the rent and the management fee. Repairs, cleaning, etc. can also be paid from the trust account for you. Security Deposits will be held and dispersed by us. If cleaning or repairs are needed when a tenant vacates, those repairs will be deducted from their security deposit. You are responsible for paying your mortgage, SID fees, taxes.  We can pay your HOA dues if you prefer.

· We will complete a walk through inspection before the tenant takes occupancy and upon vacation of the property.

· At the time of signing, the tenant is given instructions on what must be clean upon vacation of the property. This includes, but not limited to cleaning appliances, floors, walls, yard and having carpets professionally cleaned. All of the above is required to receive a full security deposit refund. You will be responsible for refunding the difference.

· We will arrange all repairs, cleaning, landscaping, pool service, or changing of locks, if necessary. You are responsible for paying the contractors. All invoices will be in your name.

·  We will collect the rents personal checks, certified funds or money orders only on the first of each month. Rents are late after the third at 5:00 PM. Eviction process will begin on the eight unless we have made other arrangements with the tenant. They know upfront that they must communicate with me if they are going to be late.   Rents are also not accepted without late fees. If the tenant cannot pay the late fee, they will be required to sign a “Promise to Pay” pledge with dates and amounts of payment of said late fees.
 
· We work with a collection service, because some tenants don’t always pay. We make every effort to contract with forthright people, but sometimes their situation changes and additional action may need to be taken to obtain your money.

· We STRONGLY encourage you to have a home warranty plan in place for each property. This will eliminate any unforeseen expenses, such as leaky dishwashers, air conditioner compressors, plumbing, electrical, etc. We will structure the lease to have the tenant pay the deductible for the repair call. This way the tenant will not abuse the property, because they will have to pay the deductible to the warranty company.

· Per the lease agreement, the tenant is responsible for any maintenance that is caused by their abuse.

· It is a state law to provide your CIC documents to the tenant. We will obtain your documents from your Common Interest Community if you do not have them available for the tenant. Any expense will be yours.

· If you were referred by your listing agent, your property will be returned to that agent for listing and selling. If your agent is no longer a Realtor, we can sell it for you.

· In most situations, it is recommended that you offer your property to pet owners. We will assess the size of the animal allowed depending upon the property.  

· We are property managers who value your business and your property.   We will stay in touch with you!
  Fees: ·
            
            Our standard monthly fee for a six month to one year lease is 10% of the gross monthly rents collected, with a minimum of $75 per month.  When managing multiple properties, our monthly fee is 8% of the gross monthly rents collected. 
-Our standard fee is 20% of the gross monthly rent for leases of less than six months.  These properties are usually corporate completely furnished rentals.

· $300 Leasing Fee  and Re-Leasing Fee of $150.  If the tenant signs a lease renewal letter only, no Re-Leasing fee is paid.
